Our Streamlined Approval Process

Phase One

Personal Documentation

  • Credit reports on all applicants.
  • Background reports on all applicants.
  • Review all credit and background check reports.

Phase Two

Verification of Incomes

  • Review all application documents.
  • Review three years of GA and Federal Tax Returns.
  • Submit copies of all applicants driver's licenses on the loan.
  • Submit three months bank statements.
  • Obtain proof of employment (1099 or W-2) from employer.
  • Personal interview with all parties relative to potential Mortgage.
  • Issue a pre-qualification letter if appropriate.

Phase Three

Property Analysis & Inspections

  • Preliminary review of the subdivision or surrounding neighborhood if the property is not located in a subdivision
  • Certified home inspection
  • Walk-through inspection, if required
  • Certified residential appraisal
  • Termite inspection and damage bond

Additional inspections or fees may apply for:

  • Mold, foundation, or water intrusion concerns
  • Homes over 3,500 heated and cooled square feet
  • Properties requiring extended travel
  • Multiple title searches, lien holders, or co-signers

Phase Four

Paid at Closing

(Paid at closing. In many cases, a significant portion of closing costs may be covered by the seller, subject to contract terms.)

  • Preparation of loan documents for the mortgage transaction
  • Review of bank documents related to transfer of funds
  • Review of wire documentation for loan funding
  • Preparation and copying of closing documents
  • Closing coordination with the closing attorney
  • Final review of closing documents received after settlement
